Building and Construction

Contracting and Project Delivery Methods

We work with clients under several project delivery methods depending on the needs of the project, level of design completion, and procurement requirements.

Delivery Methods

We may participate as the project designer, builder, or both depending.

 

  • Design–Build
    Single-source responsibility for both design and construction, providing streamlined coordination and faster project delivery.

 

  • Design–Bid–Build
    A traditional delivery method where the design is completed before construction begins and contractors submit competitive bids. In some projects, we provide the design services and the project proceeds to competitive bid, where we may also participate as the builder. In other cases, we are engaged strictly for construction based on plans prepared by an independent architect or design team. Construction performed under a lump sum or GMP contract.

 

  • Construction Manager at Risk (CMAR)
    Early involvement during design with responsibility for cost control, constructability review, and delivery under a Guaranteed Maximum Price.

 

  • Negotiated Contract
    A negotiated contract is a delivery method in which the client selects a contractor and agrees on price, scope, and terms through direct negotiation instead of competitive bidding.

 

  • Competitive Bidding
    A procurement method where multiple contractors submit bids, and the client selects one based on criteria such as price, qualifications, or best value.

Aquatic Design and Construction

Specialized design and construction of commercial aquatic facilities, combining technical expertise with advanced modeling and coordination tools to deliver complex installations.
